My suggestion to every prospective seller is to take a tour of your own home as if you were a prospective buyer. As a seller you will be moving and looking for a new home so schedule an appointment to “see” your home. Walk in the front door and try to see everything as a stranger. It is hard to do but give it a try. Don’t look past the banged up baseboards that could use a coat of paint or the dent in the wall that has been there since the movers brought your
furniture.

I have had a few opportunities to represent Buyer’s on properties that are listed in the MLS but the Seller’s are basically representing themselves. In those instances the Realtor for the Buyer ends up a negotiator as well as a counselor to some degree. In a recent transaction I represented a foreign buyer who is a novice at buying property in the US and, as a result, faced many questions with regard to the process and the paperwork. He was under the impression that the seller is obligated to make repairs to a property based on inspections.
