I have had a few opportunities to represent Buyer’s on properties that are listed in the MLS but the Seller’s are basically representing themselves. In those instances the Realtor for the Buyer ends up a negotiator as well as a counselor to some degree. In a recent transaction I represented a foreign buyer who is a novice at buying property in the US and, as a result, faced many questions with regard to the process and the paperwork. He was under the impression that the seller is obligated to make repairs to a property based on inspections. I explained the process of negotiating repairs and set about negotiating with the seller on the repairs that the buyer was asking him to make.

If you are considering buying land to build a home on it is very important to educate yourself on the process. Every area is a bit unique and building requirements vary from place to place. South Florida is an interesting place to build and when it comes to buying land there are many important things to consider. Location is always important but what is under the surface is also extremely important. It provides the basic foundation for the home that you build. I have seen houses that are sinking because they were built on land that was not suitable to build on. I recommend that before you buy a lot consult a reputable realtor and local builder for advice.
